Inherited property
Inherited a house or land you don’t want to keep?
We buy inherited property as-is — with the furniture, the boxes, and the memories still in it if that’s easier. Sell at your pace, and skip the cleanout, repairs, and listings entirely.
First, the honest basics
When someone passes away, their property usually becomes part of their estate. Depending on how it was owned and what the will says, the property may need to go through probate — the court process that confirms who has the legal right to sell it. We’re not attorneys, and this page isn’t legal advice: for probate questions, talk to an estate attorney in the state where the property is. What we can do is explain, in plain terms, what buyers like us typically need to see before a sale can close.
Can you sell before probate is finished?
It depends on the estate and the state — sometimes a sale can be agreed and paperwork prepared while probate is still moving, with closing once the court process allows it; other times probate needs to finish first. If you’re not sure where things stand, tell us what you know. We’ll be straight with you about what’s possible, and we’re used to working on estate timelines rather than rushing them.
You don’t have to clean it out
Take what matters to you and your family. Leave the rest — furniture, boxes, a full garage. Selling as-is to us means the cleanout is our problem after closing, not yours before it.
Family in more than one state?
Common with inherited property. Most of the process can be handled by phone and email, with closing through a local title company, so relatives don’t all need to travel.
How it works
Tell us about the property
Fill out the short form or call/text us. A few details about the land or house is all we need to get started.
Get a clear cash offer
We review recent comparable sales, the property’s condition, and what it would cost to hold and resell it — then we walk you through a real number, in plain English.
Choose your closing timeline
If the offer works for you, you pick a closing timeline that fits your life. We close through a local title company, and earnest money is handled through title.
Inherited property questions
The property is still in my parent’s name. Can we talk now?
Yes — a conversation costs nothing and commits you to nothing. We can look at the property, explain what an offer would look like, and tell you what paperwork a title company would need when the estate is ready.
There are several heirs. Do we all have to agree?
In most cases, everyone with an ownership interest needs to agree to a sale. If your family is still deciding, we’re happy to give you a number to discuss together.
The house needs a lot of work. Does that matter?
It affects the price, but it doesn’t stop a sale. We buy inherited houses in the condition they’re in — that’s the point of selling directly.
Do you buy inherited land, too?
Yes — vacant land is a large part of what we buy, in Florida and Georgia. See our Florida land page if the property is land there.
